Mortgage Advice Bureau (MAB) has added Gable Mortgages to its lender panel.

This latest addition will support customers who may be ready for homeownership but don’t have a traditional deposit, as well as next time buyers who may not have enough equity to move home.

Gable Mortgages is focused on making homeownership more accessible across England and Wales, with responsible mortgage solutions designed for customers who may be underserved by traditional lending models. Its proposition is built around a clear customer challenge: many would-be buyers can afford monthly mortgage payments, but rising rents, higher living costs, and increasing house prices can make saving a deposit feel almost impossible.

As part of its offering, Gable has two Zero Deposit 100% LTV mortgage products, one Own New new build product, and one existing build product, each offering five-year fixed rate stability and a structured approach to affordability. These may benefit such customers as:

  • First time buyers who are struggling to save a full deposit and cover the wider costs of moving
  • Renters who are ready to buy, but need a different route onto the property ladder
  • Next time buyers and home movers whose circumstances have changed
  • Employed and self-employed applicants, including key workers
  • Customers who need a lender with a broader view of their individual financial circumstances.

Felicity Barnett, New Build & Affordable Housing Partnerships Manager, Mortgage Advice Bureau, said:

"Gable Mortgages is a welcome addition to the panel for our advisers working in new build. Deposit is consistently the biggest barrier we see for people trying to buy a new home, whether that's a first time buyer who's spent years renting, or a next time buyer whose equity doesn't stretch as far as it used to.

"Not having to find a deposit on day one also means a first time buyer isn't starting out with every penny tied up in the purchase. They can keep some funds back for the essentials that come with a new home - bills, furnishings, and general financial breathing room - rather than adjusting to homeownership with nothing left in reserve.

"We're seeing an increasing number of advisers working closely with developers to structure deals around affordability rather than deposit size, and that's exactly the space Gable is built for. It's a strong option to have alongside the rest of our new build lending panel, and we'd encourage advisers to get familiar with where Gable can help - particularly for buyers who might otherwise stall at the deposit stage."

Lisa Crane, Mortgage Operations Director at Gable Mortgages, added:

"We're delighted to join the MAB panel and sincerely grateful for the support its team has provided in bringing Gable's new 100% mortgage to market. From the outset, MAB has worked closely with us to understand the proposition, share valuable insight into the needs of its brokers and their clients, and help ensure the product is communicated clearly and effectively across its network.

"Its collaborative approach, practical guidance, and commitment to broker engagement have been instrumental in supporting a smooth launch and giving advisers the confidence and information they need to discuss this new option with customers. This launch reflects our shared commitment to helping more first time buyers onto the property ladder, while giving MAB brokers a valuable new solution for clients who can afford the monthly mortgage repayments but may not have a substantial deposit."
