GB Bank has relaunched its commercial lending proposition, offering a relationship-led approach and flexible funding solutions for investors purchasing or refinancing income-generating commercial properties.
The specialist bank will support a broad range of commercial investment property transactions, providing both short-term bridging finance and longer-term commercial lending facilities, whilst also offering the ability to combine both within a single funding structure.
The refreshed proposition is aimed at professional property investors, seeking a lender that can move beyond rigid criteria and take a pragmatic view of each opportunity. GB Bank has also increased its maximum loan size from £20m up to £25m providing even more flexibility for clients, combined with l considering a wide range of asset classes and ownership structures, supported by experienced decision-makers and a hands-on underwriting approach.
GB Bank will consider a range of commercial investment assets up to 65% LTV, including retail units, office buildings and mixed-tenancy properties. The proposition is available to individuals, limited companies, Special Purpose Vehicles (SPVs) and trusts.
The bank is also able to combine bridging and term finance, giving borrowers the speed and flexibility of a bridging loan alongside access to longer-term funding. This allows the bank to structure a full end-to-end solution around each transaction, whether a borrower is purchasing a property, refinancing a portfolio, funding refurbishment works or planning a longer-term investment.
Lending is available across mainland England, Scotland and Wales, and each application is assessed on its own merits, with intermediaries able to work directly with GB Bank’s experienced lending team from initial enquiry through to completion.
Pankaj Thukral, Chief Lending Officer and Deputy CEO, at GB Bank, said:
“GB Bank’s commercial investment lending proposition is a direct response to conversations we’ve been having with intermediaries, who have told us they want greater support with commercial property opportunities.
“Commercial property transactions rarely fit neatly into a box. Borrowers increasingly need a lender that can take a holistic view of an opportunity and structure funding around the asset, the borrower and their longer-term objectives.
“Our specialist lending team understands the complexities that can come with commercial investment transactions and works closely with brokers to structure facilities that meet the needs of both the borrower and the asset. With bespoke underwriting and dedicated support available on loans from £1 million to £25 million, brokers can be confident that their cases will receive a clear and considered response.”
