Conveyancers under pressure as costs fail to keep pace with inflation

The price paid by home movers for conveyancing services remained broadly flat in the second quarter of 2026, edging down by 0.1% compared with Q1 amid subdued market activity and continued competition among conveyancers. Year on year, costs rose by just 0.1%, well below the 2.6% rate of CPI inflation.

Analysis of over 82,000 conveyancing quotes generated on the home mover comparison site reallymoving shows it now costs an average of £2,438 including VAT to handle the legal side of a combined property sale and purchase, including expenses and disbursements. 

reallymoving founder and CEO Rob Houghton, said: “With mortgage approvals down by around 10% year on year, conditions remain challenging for the conveyancing sector. Prices have barely moved over the past 12 months and once inflation is taken into account, home movers are paying considerably less in real terms for conveyancing services compared to the pandemic period.

“While that’s positive for consumers, persistently low fees place significant pressure on conveyancing firms at a time when investing in technology and skills is increasingly important.

“Conveyancers play an essential role in keeping the property market moving and protecting buyers and sellers from problems that could otherwise prove costly. Our data shows that customers place a greater emphasis on service levels when choosing a conveyancer than they do for surveyors and removals firms, which are much more price-led. Communicating positive reviews is therefore crucial to highlight why the cheapest quote may not always represent the best value.”

The Conveyancing Costs Index tracks the average prices paid by home movers for legal services across the country and how they are changing over time. With historical data going back to 2018, the latest figures are also updated monthly on reallymoving’s live Conveyancing Price Index webpage.

Regional Conveyancing Costs

The regional picture is mixed, with just five out of the 12 UK regions recording a quarterly increase in conveyancing costs and seven seeing prices rise annually. Scotland experienced the sharpest growth, with average costs climbing 9.7% quarter-on-quarter and 17.7% year-on-year to £2,543. The East and West Midlands also recorded substantial annual increases of 8.7% and 8% respectively. London remains the most expensive region for home movers at £3,096.
